The concept

Eleven residences, one per floor, on the water. The whole pitch rests on **a single design decision the developer made**: the building is turned two degrees west of true north, which puts the sunset inside the frame of every terrace instead of just off the edge of it. That is the story — not the marble, not the amenities. Tone: quiet, printed, land-agent-of-the-good-kind. No exclamation, no "luxury lifestyle" language.

Typeface

Fraunces (300 and 900) for display — a soft, high-optical-size serif with real character; warm where Vernier's Bodoni is sharp. Newsreader (300, and its italic for accents) for reading. Both serifs on purpose: this is a printed brochure, not an interface. Neither Inter nor Space Grotesk appears anywhere.

Cursor — Bespoke cursor: a compass bearing

- Bespoke cursor: a compass bearing. A bronze ring with a needle held at −92° — the building's two-degree turn, made literal. It opens and the needle lengthens over anything interactive. - The subject is masked, not blended. Vernier's footage is near-black so mix-blend-mode: screen drops the background for free. This clip is *bright* — screen would blow the highlights out — so it uses a soft radial mask instead and dissolves into the paper rather than sitting on it as a hard rectangle. Match the technique to the footage, not to the last build. - Full-length rule — the water plays to its final frame and only releases over the last 6% (1 - eased(p, .94, 1)). The wordmark clears earlier, at .60–.86, to get out of its way. - Paper grain in multiply (this world is printed) rather than film grain in overlay. - One orchestrated entrance, scroll-progress hairline, smoothstep on every ramp, corner beats crossfaded on a bell curve. Reduced-motion and touch fallbacks.

Layout

1. Pinned story hero (460svh) — WESTERLY full width, split FRONT/BACK, pool between the layers. Corner beats: Two degrees / One per floor / On the water · Eleven / Private / Come and stand on it. No buttons. 2. The decision — "A building is mostly the *hour* you look out of it." Asymmetric, statement left, reasoning bottom-aligned right. 3. Eleven residences — a four-row index: The Crown, Sky Duplex, Water Residence, Garden Residence, with floors, area and price right-aligned in bronze. 4. What comes as standard — on the darker paper band. Private lift lobby, pool terrace, concierge, orientation. Framed as "not an upgrade, simply how it was drawn". 5. Footer — deep ink, "Come and stand on the terrace."
